A 5,200s.f. footprint, 2-story Office Building built in the 1970s, with a 10,000s.f. warehouse added in the 1990’s, is currently being reviewed for alterations to the ’70’s era sloped glass entry at front of building; either to replace it entirely and increase usable area for offices, or to reconstruct it to prevent future leaks and to install higher-performance glass that reduces heat-gain in the summer and heat loss in the winter. New schematic layouts for the warehouse increase the number of tenants from two to up to six; however doing so increases the plumbing requirements, egress requirements, and parking requirements.
