Located on a relatively small lot and so unable to expand the building, in order to increase space for sales offices and showrooms, layouts will consider moving the existing repair area to another site entirely, and renovating the space into a new showroom with offices. Because the building was originally built in the 1940’s, and because of new building codes that have have come into effect since then, the renovations, which would convert a repair shop into a showroom with offices, changes the “Use” of the space, triggering modern building code requirements, including: ADA, Plumbing, Mechanical, Electrical, and Building codes; all of which are stricter than when the building was originally constructed, and increase the costs of the potential renovation.
