Originally a factory, the four-story brick building was converted to apartments in the early 1990’s. Leaks in the flat roof’s built up membrane had developed and repairs were no longer tenable. Research into various roofing products, including Built-Up roofing, multi-ply SBS or APP modified bitumen, single-ply EPDM, TPO and PVC and their compatibility with the wood framed and sheathed roof was performed. Ultimately, the more durable multi-ply self-adhered SBS system was selected with a medium gray cap sheet, which, compared with a black cap sheet, provided a balance between beneficial heat gain in the winter and reduced heat gain in the summer. Due to shallow parapets and weight considerations, high-r value per inch polyisocyanurate insulation was used to achieve additional insulating value.
